First: has the leak been fixed?

This is the one question that decides whether the repair lasts. We repair the damage — we are not plumbers or roofers. If the source is still active, new drywall will stain and sag exactly like the old drywall did, and you'll have paid twice.

If you're not sure whether it's still leaking, say so when you call. It's often better to wait, dry it out and watch it than to close up a ceiling over a live problem.

Why painting over a water stain doesn't work

A brown water stain will bleed straight through ordinary latex paint, sometimes within days. Even with a proper stain-blocking primer, paint only solves the color — it does nothing about drywall that has lost its strength, gone soft, or started to sag. Compromised drywall has to come out.

What we do

• Check that it's dry. Wet drywall closed up behind new drywall is how mold problems start.
• Cut out what's damaged back to solid material and sound framing.
• Replace, tape and finish — new drywall hung, seams taped and coated flat.
• Match the texture to the rest of the ceiling or wall.
• Prime and paint, stain-blocking where needed, and painted to a natural break so there's no bright rectangle in the middle of the ceiling.

Mold

Surface staining on drywall we can handle as part of the repair. Actual mold growth in the cavity, on framing or across a significant area is remediation work with its own containment requirements, and it should be handled by a remediation contractor before drywall goes back. If we open a ceiling and find that, we'll stop and tell you rather than covering it up.
